Vanguard Real Estate ETF

Owns ~160 US REITs across logistics, data centers, cell towers, healthcare and residential — real estate exposure without buying property.

Why This Week?

VNQ is the largest real estate ETF in the world and the simplest way to own commercial real estate with one click. Instead of one apartment with one tenant, you own a slice of ~160 REITs — including the warehouses behind e-commerce (Prologis), the data centers behind AI (Equinix) and the towers behind 5G (American Tower). With central banks in a rate-cutting cycle, REITs' two historical headwinds — financing costs and yield competition from bonds — are easing, while the fund pays one of the highest dividend yields among core Vanguard ETFs.

Pros & Cons

Strengths

  • Instant diversification across property types a direct owner can't access (data centers, towers, labs).
  • High, steady dividend income at a 0.12% cost.
  • Daily liquidity — sell in seconds, not months, unlike physical property.
  • Rate-cut cycles have historically been a tailwind for REIT valuations.

Risks & Weaknesses

  • Highly rate-sensitive: if inflation re-accelerates and cuts stall, REITs suffer like long-duration bonds.
  • US-only commercial property cycle — no international real estate.
  • Office REITs still face structural post-pandemic vacancy questions.
  • REIT dividends are tax-inefficient for many non-US investors (30% withholding for most Chilean brokers).

💬 Frequently Asked Questions

It solves a different problem. A physical property gives you leverage (mortgage) and control, but concentrates your wealth in one asset with one tenant. VNQ gives you diversified, liquid, professionally managed real estate income with no down payment, no vacancies to manage and no notary — but no mortgage leverage either. Many investors use both: property for leverage, VNQ for diversification.
For operational reasons Vanguard routes part of the portfolio through its own Real Estate II Index Fund (VRTPX), which holds the same underlying REITs. It's not an extra fee layer — look through it and the exposure is still Prologis, American Tower and the rest of the index.
